Development Programme: Property developers use these programmes to establish the references for their projects. The development programmes focus on the pre-construction activities that influence the lead up before actual construction happens. The construction parts are usually programmed from the builder’s programmes.
Tender Programme: This is the initial version of the programme that is used for tendering purposes. It is generally high-level and is used to capture key construction milestones and construction methodology. The builders demonstrate their ability to meet the client’s requirements.
Contract Programme: The next iteration is where adjustments are made based on contract negotiations and requirements. The builder and property developer firm have formed what they expect. The builder produces a construction programme that is referenced for project control and governance (PCG) purposes: status report, progress claims and delay claims.
Construction Programme: This is the realistic programme developed by the builder for their internal use. It feeds into the cash flow projections and logistics planning for the construction programme. It also takes into consideration any contingency allowances necessary for the project.
Target Programme: This programme is used to drive the performance of the sub-contractors on site. The calendar and duration may be different to the construction programme. This programme is more aggressive than the construction programme.
Short Range Programme: This programme is used to drive the day to day or weekly order of works on site. Depending on the firm, the programme may range from 2 weeks to 4 weeks. Some firms do a 12 week / 3-month mid-range programme especially if their projects are over a certain value and size.
